Their need

We provide leasing, lease advisory, and strategic leasing advice on the retail, restaurant, and leisure provision at Two Rivers, Staines. Over the years, this has involved development, investment, and pre-letting advice as the scheme has purchased adjoining parcels of land and developed out retail and mixed-use developments.

Our approach and thinking

Two Rivers is a hybrid retail park/leisure scheme and high street. It forms prime pitch within the town in an open-air mixed-use setting. The scheme is located in West London and has benefited from significant residential development over the last decade. Whilst there is an established decentralised office market, the growth in commuters and young families has changed the dynamic in the town. We identified this shift and developed a long-term strategy for the retail mix in Two Rivers to adapt and to take advantage of change. Key to our approach was identifying occupiers present in comparable locations around the M25, but not yet in Staines, which enabled us to strategically target and attract new tenants to the town.

We have been instrumental in bringing new contemporary restaurant and retail brands to the scheme, including Hotel Chocolat and their Velvertiser Café, Wingstop, Kokoro, Five Guys, to a small-format Lidl store, and a 120-bed Premier Inn.

Joint results

Our leasing and lease advisory teams work closely and collaboratively to deliver complex asset management initiatives.  For example, LM’s Lease Advisory Team has successfully navigated numerous review cycles throughout the asset’s history, and has been key in rental tone recovery since the COVID-19 lockdown. Our Team has given effective strategic input to stabilise, develop and grow the rental tone across both retail and restaurant and leisure space. This collaborative, connected approach has controlled the market narrative and is exceeding business plan objectives.
